Eight questions to ask every company

Holiday home companies in Dubai differ a lot in how they host, price and report. Ask each one the same questions, us included, and compare the answers side by side.

1. Licensing

Short-term rentals in Dubai need a holiday home permit from the Department of Economy and Tourism (DET). Ask who applies for it, who holds it and who renews it.

2. What the fee covers

Compare what is included and what is charged on top: cleaning, linen, maintenance, furnishing and platform commissions. A low headline fee can hide extra costs.

3. Pricing

Ask how nightly rates are set. Dynamic pricing that follows demand, events and seasons earns more than a fixed rate.

4. Where your home is listed

More channels means more bookings. We list on Airbnb, Booking.com, Expedia and Vrbo, plus our own booking website.

5. Guests and house rules

Ask how guests are screened and how house rules, such as no parties, are enforced.

6. Cleaning and maintenance

Find out who cleans, to what standard, and how quickly repairs are handled between stays.

7. Reporting and payouts

You should get a clear monthly statement with occupancy, average daily rate, revenue, fees and your payout, on a fixed schedule.

8. The contract

Check the term, the notice period and whether you can still use the home yourself.

Good to know

Common questions

What does a holiday home company do?

It runs your property as a short-stay rental on your behalf: listing it on booking platforms, setting prices, screening and hosting guests, cleaning and maintenance, and paying out your income with a statement.

Do I need a permit to rent my apartment short term in Dubai?

Yes. Short-term rentals in Dubai need a holiday home permit from the Department of Economy and Tourism (DET). Ask any company you speak to how they handle the permit and its renewal.

Can I still use my apartment?

With Condocity, yes. You remain the owner and can use the property yourself with reasonable notice.

How long does it take to go live?

From sign-off to a live listing usually takes a few weeks, depending on how much styling and furnishing is needed.

What does the Condocity fee cover?

A single, transparent management fee covers full management, hosting, dynamic pricing, listings on several platforms, guest support and operational oversight. We walk you through the exact terms on the first call.
